Summer Cabin Maintenance You Shouldn’t Ignore
Summer is the best — and the busiest — season for log cabin maintenance. You’re there more often, the weather is usually cooperative, and you can actually see what winter and spring left behind. Unlike fall maintenance and spring prep, summer and winter are when you should handle the annual upkeep that protects the long-term value of your log home. Spend a bit of time on it now, so you can enjoy it the rest of the summer and for many summers to come. Here’s all the cabin maintenance we recommend accomplishing each summer.
Exterior Log Home Care: The Big Summer To-Dos
Dry, warm weather is ideal for exterior log care, like staining, sealing, and chinking, which is why it’s best to tackle this project in the summer.
Start by doing a visual inspection, looking for cracks, checking or natural splitting, UV fading, and insect damage. Look for signs of moisture intrusion at the log ends and around windows. Check that roof overhangs are directing water away from the logs, and clear any accumulated debris.
As needed, reapply stain, sealant, or preservative. Most log homes need this professionally done every 3-5 summers. You should also inspect and repair chinking between logs to prevent air leakage, moisture, and pests. If your cabin has a deck or other exterior wood structures, be sure to inspect, clean, and reseal them, too.
Summer Plumbing & Water Check-In
With heavy summer cabin use, plumbing systems experience more stress. And if you have guests or rent your cabin, water quality matters even more. Be on the lookout for slow drains, running toilets, and leaks that have gone unnoticed since spring, which could signal it’s time to call a plumber. We also recommend performing a water quality check, especially if your cabin uses well water.
HVAC: Keep the Cool Going All Summer
The last thing you want is to duck inside for a break from the heat, only to find that your A/C has given up. Before your cabin summer hits full swing, check and replace your air filters, inspect the outdoor A/C unit, clear debris, check refrigerant, and verify it’s running properly. For cabins with window units, clean filters and check seals.
If you didn’t get a spring A/C tune-up, summer isn’t too late, but schedule early before the busy season hits.
What Does Annual Log Cabin Maintenance Cost?
If you’re DIYing maintenance, you can expect to spend between $500 and $2,000 on materials to repair staining, chinking, or caulk, or replace filters. You’ll only need to perform most of these tasks every few years, though, so expect the cost to be on the lower end most of the time.
For professional services like a full log home restoration or HVAC and plumbing tune-ups, the cost is usually between $2,000 and $8,000. But again, these aren’t every-year services. If you want to keep costs manageable and keep your systems running smoothly, we offer Schroeder’s Maintenance Membership Plans, which take care of seasonal maintenance tasks for you.
